Chapter 1

OLIVIA'S POV

The wildflowers were still wet with snowmelt when I carried them up from the creek bed.

White yarrow and a few early anemones, their stems cold against my palm. Dad used to pick the same ones every March and leave them on Mom's grave. Today was two years since we'd buried him beside her, and I wanted to do it right.

I was halfway to the barn when I heard laughing.

It was high and bright, the kind of laugh that wanted an audience. I knew it before I looked up.

Blair Holloway sat in the arena in a brand-new white riding outfit, spotless from collar to breeches, perched on Copper's back. My father's horse. Twenty-six years old, gray creeping into his chestnut muzzle, the horse Dad wouldn't let anyone else ride.

Jack stood at Copper's side, bent over the stirrup, adjusting the leather for her like he had all the time in the world.

My fiancé. On the anniversary of my father's death.

Blair lifted her hand to push her hair back, and the light caught on her ring finger. A pear-shaped diamond, so big it looked fake.

My thumb moved on its own and found the thin silver band on my own hand. Jack had slipped it on me three years ago and promised to upgrade it "once the company took off."

I remembered him at the funeral, on his knees in the mud by Dad's headstone, gripping my hands.

"I'll never let you lose this land, Liv. I swear to God."

Blair noticed me staring. She smiled and wiggled her fingers.

"Careful, Olivia. This diamond costs more than your father's entire barn."

The flowers crushed in my fist.

"Get off him."

I crossed the arena in long strides, mud sucking at my boots. "Blair, get off that horse right now."

Jack stepped into my path before I reached Copper's shoulder. He put a hand on my arm, light, like he was calming a spooked animal.

"Liv. Don't do this today. Don't ruin the anniversary."

"I'm ruining it?"

"She just wanted to try a ride. Copper needs the exercise."

I looked at him, really looked, and that's when I saw the folder tucked under his other arm. Navy blue, the bank's logo stamped on the cover, a smear of dried mud across the corner. The top page had slipped out a few inches.

Red letters. DEFAULT NOTICE.

I yanked it free before he could tighten his grip.

"Olivia, give me that."

I turned my back on him and read. Missed payment, July. Missed payment, August. September, October, November, December. Six months of the company loan in arrears. The notice was dated December. And at the bottom, in plain, bloodless language, a notice that the lender intended to begin proceedings against the collateral.

The collateral was Cedar Hollow Ranch.

My ranch. The one I'd co-signed against so Jack could buy his first trucks.

Six months. That was how long he'd been beating me to the mailbox every morning. How long his phone had been lying face down on the kitchen table during dinner. Every time I asked to log into the loan account, he'd kissed my forehead and said, "I've got it handled, babe. You've got enough on your plate."

I'd thought he was stressed. I'd made him coffee at midnight and rubbed his shoulders.

I turned around and held up the page.

"Why is the bank threatening to take my ranch when you told me the loan was paid off?"

Jack's jaw went tight. Behind him, I could feel the stable hands pretending not to listen. Marco had stopped mucking the third stall. Danny was holding a hay bale against his chest and not moving.

"Can we not do this in front of everybody?" Jack said.

"You lied to me."

"I didn't lie. I said I was handling it." He snatched the notice back and shoved it into the folder. "This is what I mean, Olivia. You don't understand business risk. Companies hit rough patches. Cash flow gets tight. It doesn't mean the sky is falling."

"Six months of missed payments is not a rough patch."

"It's a temporary problem, and I'm dealing with it."

I pointed past his shoulder at Blair's hand, still resting on the saddle horn. The diamond threw a sharp spark off the brass buckle of Dad's old brown saddle, the leather worn pale where his knees had gripped it for years.

"Then where did that come from?"

He didn't answer. He didn't even look at her.

Blair did it for him. She stretched her left hand out into the sunlight and turned it slowly, letting the stone flash.

"Oh, honey," she said. "Some women are worth spending money on. Real women don't have to work every day in boots covered in horse shit."

I looked down. My boots were the same ones I'd worn for four years, cracked at the toe, caked with manure and mud from the morning feed.

Four years ago, I'd sold Rio. A two-year-old colt with a shot at the futurity, the best horse this ranch had produced in a decade. Dad had cried in the trailer after the buyer drove away, and I'd told him it was worth it, because Jack needed the down payment on his first fleet of trucks and Jack was going to be family.

"I sold Rio for you," I said. My voice came out lower than I meant it to. "Do you remember that? I sold Rio so you could start your company."

Jack exhaled through his nose, like I was a child repeating the same question.

"I never asked you to sacrifice your life for me, Olivia. Stop acting like I owe you something."

Danny dropped the hay bale.

Nobody said anything. Copper shifted his weight and blew out a long breath, and the reins Dad had braided by hand swung against his neck.

I'd thought I knew what it felt like to have the ground go out from under me. I'd felt it in the hospital two years ago, when the monitor flatlined. This was different. This was looking at a man I'd planned to marry and realizing he'd been gone a long time before today.

I wiped my palm on my jeans. The crushed petals stuck to it.

"Fine," I said. "Call the bank."

"What?"

"Call them. Right now, in front of me. Put it on speaker and ask them what the status of the title is."

"It's Sunday, Liv."

"Then call the emergency line. Call somebody. I want to hear it from a person who isn't you."

He reached into his back pocket for his phone, slowly, and for a second I thought he'd actually do it.

Blair laughed.

She pulled her own phone out of the pocket of those spotless white breeches, tapped twice, and turned the screen toward me.

It was a photo of our front gate. The old cedar arch Dad and Grandpa had built, BENNETT carved into the crossbeam. And right beside it, staked into the frozen ground, stood a glossy construction sign. A rendering of a luxury resort, glass cabins and an infinity pool where the north pasture should be.

COMING SOON: THE RESERVE AT CEDAR HOLLOW.

My throat closed.

"What is that?" I said. "Blair. Explain that."

She tapped the screen with one manicured finger, the diamond clicking against the glass. Tap. Tap.

Jack lunged and grabbed for her wrist. "Blair, put that away."

Too late. She'd already seen my face, and she smiled like she'd been waiting for this all morning.

"Why are you talking about the bank?" she said sweetly. "Sweetheart, the ranch has already been sold."

The arena went silent except for Copper. He took one step back, then another, his shoes ringing hollow on the wooden boards by the barn door.

Above him, nailed over the entrance, hung the plank Dad had burned our name into the year I was born.

BENNETT.

I stood there with my father's flowers dying in my hand, and for the first time, I understood I might not have a home left to bury him in.
