After My Fiancé Paid His Mistress With Our Renovation Fund Chapter 1

I got to the condo at four, right on schedule. I had champagne in one hand and a bag of fabric swatches in the other. In my head, I was already picturing where my awards would hang next to Eleanor's photo. I was smiling. I remember that. I was smiling when I opened the door.

The hallway smelled like fresh paint. I walked past the kitchen, past the living room, straight to the office. My office. I pushed the door open.

It was gone.

The bookshelves I'd picked out, the ones I'd sanded down myself one Saturday because the finish wasn't right, were torn off the wall. Splinters of wood sat in a pile by the baseboard. And there, in the middle of the floor, was Eleanor's desk. Or what used to be Eleanor's desk. One leg had snapped clean off. The surface, the one she graded a thousand papers on, had a long gouge across it like something heavy had been dragged over it and didn't care.

In its place: two ring lights on stands, a green screen still folded in plastic, and a neon sign leaning against the wall. It said "Hadley's Corner." It was still in its box.

I don't know how long I stood there. Long enough that my arm started to ache from holding the champagne bottle.

Then I heard him. Dawson's voice, from the kitchen, easy and warm, the voice he used when he thought no one serious was listening.

"Don't worry, it's already done," he said. "She'll get over it once it's a done deal. You're gonna love the setup."

A laugh answered him, tinny through the speaker. Hadley's laugh. I'd heard it a hundred times at dinners, at parties, always paired with the words *she's just my girl bro, Wren, don't be weird about it.*

I walked into the kitchen still holding the broken piece of the desk leg. I don't remember picking it up. It was just in my hand.

Dawson turned and saw me and his face did the thing faces do when they're deciding whether to lie or to double down. He chose double down.

"Hey, you're early," he said, like that was the problem.

"Where's my office, Dawson."

"It's just a room, Wren." He said it so easily. Like I'd asked about a paint color. "Hadley's channel is blowing up. This is a smart investment. You'll barely notice it once—"

"It was my grandmother's desk."

"It was old," he said. "I mean, it was falling apart anyway."

Something cold moved through my chest and settled there. Not heat. Cold.

"She's moving in after the wedding," he added, like he was doing me a favor by telling me now. "Hadley. Just — for a while, until her lease is up. It makes sense, she needs the studio space, and you're barely home during the day anyway."

His phone buzzed on the counter. He put it on speaker without asking me. Carol's voice filled the kitchen, bright and syrupy.

"Wren, honey, is that you? I hope Dawson explained everything." A pause, timed like she'd rehearsed it. "I know this is a lot. But you're carrying the Patterson grandchild now. This isn't just your house anymore, sweetheart. You have to think bigger than yourself."

I almost laughed. I have never been pregnant. Not once, not ever, in three years with her son. I knew exactly what that was. A hook, dressed up as concern.

I looked at Dawson. He didn't correct her. He just watched me, waiting to see if I'd fold.

"I need a night to think it over," I said.

His shoulders dropped, relieved. He smiled like he'd won something. I smiled back — I made sure it reached my eyes — and I set the champagne down on the counter, gently, like a gift, and walked out.

In the parking garage, I sat in my car and let myself have ninety seconds. Forehead against the wheel. I counted them. At ninety, I sat up, wiped my face once, and called Mara.

Mara Chen and I met freshman year of college, in a dorm laundry room, arguing over a dryer. She became a real estate attorney the same year I got my architecture license, and we used to joke that between the two of us, we could legally dismantle anyone's life. I didn't think I'd ever need her to actually do it.

"He did what," she said, when I got to the desk part.

By nine that night I was at her kitchen table, coffee going cold between us, her laptop open, a yellow legal pad covered in her handwriting. I told her everything — the office, the neon sign, Carol's phone call, the word *grandchild* used like a crowbar.

Mara didn't interrupt once. She let me finish. Then she closed the laptop halfway, looked at me over the screen, and said the only thing that made the cold in my chest turn into something useful.

"Okay," she said. "Here's what we're going to build."
