Chapter 3

Eleanor summoned us to dinner at her penthouse the next evening as if a formal table setting could turn theft into a misunderstanding.

"Lucas lent an empty house to a woman in crisis," she said, cutting into her steak. "Selling it to Damon turns a private disagreement into a public family spectacle."

I set down my fork. "If I took the shares Lucas inherited from his father and handed them to an old boyfriend because he was upset, would you call those shares empty too?"

Her knife stopped.

Lucas stared at his water glass.

Neither answered.

Under the table, Henry tugged at my skirt and slipped the folded floor plan into my lap.

"I didn't know you owned it," he whispered. "Dad took me there three weeks ago. He said I had to keep it secret because the renovation was your anniversary surprise."

Three weeks.

Lucas had been planning Amelia's move while he kissed me goodbye every morning and asked whether I wanted dinner reservations for our anniversary. This had never been a desperate decision made after a late-night phone call. He had measured rooms, ordered furniture, arranged staff, and brought our son into the plan.

"Henry," Lucas warned quietly.

My son looked up. "You said Mom would like it after she saw everything finished."

Eleanor sighed. "He was trying to avoid unnecessary conflict. Sophie tends to react before she listens."

"I reacted after finding another woman's clothes in my bedroom."

"Your bedroom in a vacation property," Eleanor corrected.

I leaned back in my chair. "The word vacation doesn't change the deed."

Henry stared at his mashed potatoes. I could see him trying to make the adults' stories fit together.

I handed the drawing back to him. "You can love the beach. You can like Amelia. You can even wish everybody could be happy in one house. But a child's wish doesn't give an adult permission to take something that isn't his."

He folded the paper into a small square and pushed it into his pocket.

"I thought you were getting a different room," he admitted. "Dad said you liked quiet places to work." The explanation was so obviously borrowed that I could hear Lucas inside it. I touched Henry's wrist. "You never have to decide where I belong, okay? That is an adult problem." He nodded, but the relief on his face told me how long he had been carrying it.

The next morning, I met Damon and his inspector at Seabrook.

Damon wore a navy suit without a tie and carried a leather folder. He treated the property like what it was: a transaction. He checked the roof report, asked about the seawall permit, and requested copies of the most recent insurance inspection.

He did not ask why my marriage was falling apart.

In the study, he pointed toward the empty wall where my piano had stood. "The boxes of photographs?"

"Mine. They are excluded from the sale."

He marked the inventory. "And the bronze Cross plaques in the hallway? They're mounted to the wall. You can leave them or remove them before closing. Your choice."

I looked at the row of awards Lucas had installed five years earlier without asking whether I wanted a corporate history display in my mother's house.

"Leave them," I said. "Damon can throw them out if he wants."

"I probably will," he replied.

The front door slammed.

Lucas strode into the hallway, followed by Henry, who was struggling with a large plastic storage bin painted with ocean waves.

"Stop pretending this is just business," Lucas snapped at Damon. "You've wanted this property for years because you know what it means to me."

Damon continued reading the inspection sheet. "Sophie offered it. I accepted. If she cancels today, I leave. This is her transaction."

Henry dropped the bin. The lid popped off.

Three sea-green towels spilled onto the floor, followed by three matching ceramic mugs.

There was no S.

Henry pulled out a wooden sign painted with the words SUMMER AT SEABROOK.

"Dad bought all this so Aunt Amelia wouldn't feel homeless," he explained. "We were going to stay here for the first few weeks with her."

My gaze shifted to Lucas. "We?"

He closed his eyes briefly.

Henry kept talking because he had no idea which sentence was the dangerous one. "Dad said you could come on weekends when you weren't working. He said you don't really like being here as much as we do."

The hallway went silent.

I flipped the wooden sign over. Lucas's handwriting covered the back: Amelia room - lamp, desk, blackout curtains. Henry - telescope. Mom guest setup later.

It was dated three weeks before our anniversary.

There it was. Not an accident. Not a last-minute rescue. A schedule.

Lucas reached for the sign. "Sophie, I can explain the wording."

"Don't."

Damon closed his folder. "Inspection is complete. My attorney will confirm whether we're cleared to close Friday."

He left without looking back at his brother.

That evening, I packed my passport, trust documents, property inventory, and Seabrook albums into a canvas bag. A courier collected the final originals for my attorney.

Lucas came out of the bedroom while I zipped the bag.

"Are you selling the marriage too?"

I looked at him. For the first time since the party, he sounded less angry than afraid.

"The house and the marriage are separate decisions."

"Then why does it feel like you're packing both?"

"Because you gave away my mother's inheritance. You gave another woman my bedroom. You told our son I would visit the family you were building in my house."

"I made a mistake."

"You made a plan."

My laptop chimed.

An email from my attorney appeared at the top of the screen.

Title cleared. Buyer's funds verified. Closing Friday, 10:00 a.m.

A second message arrived before I could close the first.

Lucas Cross has requested to attend closing. His counsel has deposited matching funds into escrow and states he intends to purchase the property for Henry if you reject Damon's transaction.

Lucas read over my shoulder.

"Good," he said, some of his confidence returning. "Then you have a real choice. You can keep Seabrook in our family."

I opened my calendar and typed FINAL SALE into Friday's ten-o'clock slot.

"I already made my choice."

His face hardened. "You won't sign it to Damon while I'm sitting there."

I closed the laptop.

"Then come watch me."
